六、違約責(zé)任及賠償

VI. Liability for Breach of Contract and Compensation

1、本合同生效后,乙方不得以任何理由和借口不購(gòu)買(mǎi)此房,否則按違約處理,甲方不退還購(gòu)房款,及購(gòu)買(mǎi)此房所產(chǎn)生的所有費(fèi)用、裝修款等與本房屋相關(guān)的費(fèi)用：

1. After this contract comes into effect, Party B shall not refuse to purchase the House with any reason or excuse. Otherwise, it shall be deemed as a breach of this contract. In this case, Party A will not return the house payment, and all the other expenses related to purchasing and decorating the House.

2、在本房屋乙方未取得房屋所有權(quán)及土地轉(zhuǎn)讓權(quán)之前（辦理過(guò)戶(hù)手續(xù)或更名手續(xù)）,甲方不得收回房屋,否則按違約處理,按本房屋成交金額的雙倍賠償乙方損失,并賠償乙方對(duì)本房屋所產(chǎn)生的一切費(fèi)用,包括：產(chǎn)權(quán)辦理費(fèi)用、土地費(fèi)用、裝修費(fèi)用等與本房屋相關(guān)的費(fèi)用：

2. Before Party B obtains the ownership and land transfer right of the House (handling transfer or rename formalities), Party A shall not take back the House. Otherwise, it shall be deemed as a breach of this contract. In this case, Party A shall compensate Party B’s losses at twice the transaction price of the House, as well as all the expenses incurred from the House, including expenses for handling formalities related to property right, land cost, decoration cost and any other expenses related to the House.

3、在辦理本房屋所有權(quán)證及土地使用證時(shí),甲方必須無(wú)條件無(wú)償配合乙方,不得以任何理由推諉,否則按違約處理,賠償乙方雙倍房款；

3. When applying for the house ownership certificate and land use certificate of the House, Party A must cooperate with Party B for free and shall not prevaricate for any reason. Otherwise, it shall be deemed as a breach of this contract and Party A shall compensate Party B’s twice the house payment.

4、如因規(guī)劃部門(mén)、設(shè)計(jì)部門(mén)等有關(guān)部門(mén)的原因,影響房屋質(zhì)量和使用功能的,甲方有義務(wù)必須通知乙方；甲方不再享受一切優(yōu)惠政策和造成房屋損失的責(zé)任,由乙方享受優(yōu)惠政策和承擔(dān)損失貴任（如有補(bǔ)償款發(fā)放,甲方應(yīng)當(dāng)全額退還乙方）。

4. If the quality and use function of the House is influenced for reasons from the planning department, the design department or other relevant departments, Party A has the obligation to notify Party B; Party A will not enjoy all the preferential policies and assume the liabilities for the loss of the House and Party B will enjoy all the preferential policies and assume the liabilities for loss (If there is compensation, Party A shall give it to Party B in full amount).
